Autumn in The Poconos

There is no doubt that autumn is probably my favorite season. I try not to think about what follows autumn, as I relish the crisp days, the earthy smell, the golden light bouncing off the leaves.

It is a time for hot, homemade soup. Fresh baked whole grain bread, drizzled with butter. Spicy herbal tea. Pumpkin spice coffee. Warm apple pie, mulled cider, candy corn.

It is the time when I enjoy listening to classical guitar; when I reach for my frumpy wool sweater and my fuzzy purple socks. I drive the roads of Wayne and Pike County in northeastern PA, and make frequent stops, so that I may savor the beauty that is mine to enjoy.

I stop by the dike at Lake Wallenpaupack and take in the sunset, which comes so much earlier than in July...I say goodbye to the Canada geese with a bit of wistful sadness, and look forward to their hearty returning cries which my heart glad in March, after a frosty winter.

It is a time for run-on sentences and rambling. And a time for thankfulness, for another good year.

Sellers: Do You Know What Your Agents Are Doing?

Recently, a colleague told me that she was trying to set up an appointment to show a property to her buyer. The MLS sheet said "Call office for directions." So, my agent friend called the listing office.

Basically, this agent was given the run-around - there was nobody in the office able to give her directions to the property.

When the agent informed the buyer of this strange happening, he decided to call the office himself.  He said to the person who answered the phone: "Hello, this is Jim Buyer, and I saw this property on your website. I would like to drive by and see it - could I have directions?"

Without hesitation, he was given directions....they probably assumed he would come back to their office if he wanted to make an offer or see the inside.

I'm sure my colleague's client does not have a favorable impression of that particular office...and I doubt that he will keep his experience to himself.

Another agent I know had similar problems with another office - she contacted the listing office to set up an appointment to show a property to her client. After leaving several voice messages that went unreturned, she finally got in touch with someone who was very reluctant to give her an appointment. He finally said "The sellers are too busy."

We all know *why* these offices are doing stuff this. They do not want other brokerages to show their properties because they do not want to co-broke the commission if that other office sells the property.

The question is: do the sellers know this, and do the sellers approve? Would a seller be happy to know that potential buyers are being hindered from seeing their property simply because of the greed and ego of their listing office?

When I list a home for sale, my first loyalty is to my seller and it is my fiduciary duty to make sure that every opportunity for sale is encouraged. If a competing office wants to show "my" listing, I'm thrilled! I put as much info on the MLS as I can and do everything in my power to make it easy for another agent to show the property to a potential buyer.

There are many ways in which an uncooperative agency can hinder the sale of your property.  Be sure that the agent you choose to list your home with is willing to fully cooperate with agents from other brokerages...otherwise, your home may sit on the market longer because other agents can't show it to their clients.

Lake Ariel or Lake Wallenpaupack? Huh?

Sometimes, figuring out rural communities can be downright confusing...especially if a tourist destination like Lake Wallenpaupack is a major part of the community. Making it even more interesting is the fact that Lake Wallenpaupack straddles the border between Pike and Wayne counties, and some of the names of geographic boundaries cross over as well.

For instance, in Wayne County, we have Paupack Township. But over across the border in Pike County, we have the little "town" of Paupack, which has nothing to do with Paupack Township. (I use the term "town" loosely - Paupack as a town has a post office...that closes every day for lunch. Tafton has a similar post office, but it also has a deli, gas station, and other businesses.)

As if that were not enough, Wayne County and Pike County each have their very own Palmyra Township, cleverly referred to as Palmyra Wayne and Palmyra Pike.

Dare I even get into the Hawley address system - the Hawley Boro is in Wayne County. However, the Hawley post office handles the mail for a good portion of Pike County, serving parts of Lackawaxen Township (but the town of Lackawaxen has its own post office) and Blooming Grove Township (even though Blooming Grove and Lords Valley do not have their own post offices, they are often referred to as if they were their own little town.) This makes writing posts for Localism.com a challenge!

Anyway, my point (yes, I'm getting to it) is that I've noticed a lot of people are confused by Lake Ariel addresses when it comes to searching for Lake Wallenpaupack lakefront and lake rights property for sale. A home is listed as a Wallenpaupack lakefront...yet, it says Lake Ariel?

"Is it in Lake Ariel or Lake Wallenpaupack?"

Well, hopefully it's not IN either lake (sorry...lame joke.)

Lake Ariel is truly a lake in Wayne County, but it is also the name of a town. The Lake Ariel post office serves homes around Lake Ariel and Lake Wallenpaupack.

Lake Wallenpaupack is not a town. You will not see addresses (correct ones, anyway) that say "1234 Smith Road, Lake Wallenpaupack, PA."

When searching the MLS be sure to look for Lake or Waterway Info on the listing sheet - it will tell you if it's on Lake Wallenpaupack or Lake Ariel. Don't be fooled by the address alone.

Clear as mud?

To further muddy the waters, some properties listed as "Wallenpaupack lakefronts" may have access to Lake Wallenpaupack, but the actual lakefront is on a different lake - such as a community lake in Wallenpaupack Lake Estates. Pay careful attention to the description.

Paupackan Lake Estates - A Nice Quiet Community

One of the area's sometimes overlooked developments / homeowner communities is Paupackan Lake Estates, in Hawley / Lakeville, PA (Wayne County.) It is not very big, and does not offer a ton of amenities like The Hideout in Lake Ariel or Wallenpaupack Lake Estates, also in Lake Ariel.

It does offer one of the cleanest lakes in Northeast PA - and Paupackan Lake has a reputation of being an excellent lake for fishing. This is the place to come for peace and quiet.

In Paupackan Lake Estates, you can go for a quiet evening stroll, or enjoy swimming on the beach provided for all residents.

A small community, Paupackan Lake Estates is made up of about 400 or so homeowners and others who own vacant lots. Some of these homeowners live in Paupackan Lake Estates year round while others make use of their home as a seasonal vacation retreat.

No matter the season, Paupackan Lake Estates is a nice community to call home.

Gambling: Not Your Father's Poconos

slot lightsIt hurts my heart to think that my beloved Poconos are going become a mini Atlantic City with a few thousand slot machines...and heaven knows what else will slither in with them. Honestly, is that really what the Poconos is all about? What happened to cabins on a lake, getting "lost" in nature...getting away from all the crap?

Now, the crap is encroaching and it appears that very few people care.

The Pocono Record reported in July that the Middle Smithfield Township Board of Supervisors decided to send a letter of support to the state Gaming Commission on behalf of Fernwood Resort, which wants to install 500 slot machines. What caught my eye was the well written first paragraph, stating that the supervisors planned to send a letter of support "though nearly everyone attending Thursday's supervisors meeting opposed it."

I had to read more, thinking...wow, the township residents better vote these guys out of their positions next election...when I noticed that there were only twelve residents in attendance, and nine were opposed.

TWELVE? There were only TWELVE RESIDENTS in attendance for such an important meeting? I'm assuming that the rest of theneon township is either eagerly supporting the coming of gaming to the Poconos...but I'm betting that the majority either were ignorant of the goings-on, or just don't care.

Perhaps they are resigned to the inevitable. Mount Airy Resort has their army of over 2000 slot machines installed and though I guess there is still some "investigation" going on. Let's not even talk about the supposed mob ties of resort owner Louis DeNaples...for Pete's sake...didn't the Mafia build Las Vegas? Who did we think was going to build the casinos in the Poconos? The Boy Scouts?

A line in the article made me almost cry: "This is not your father's Poconos anymore."

Indeed.

I'm hoping that the community around Lake Wallenpaupack will band together and work hard to keep DeNaples and his ilk from bringing this dirty business here. And hopefully, more than twelve people will show up at public supervisor meetings should the issue ever arise.

Over the summer I was contacted by some folks who wanted to sell their half-acre lots in Fawn Lake Forest. They purchased the land sometime in the late 1970's or early 1980's for nearly $30,000 after being told that "Casinos were coming! The land is going to be worth a fortune!" Now, they wanted to sell them - for over 20 years the owners have been paying hundreds of dollars a year in taxes and association dues, in hopes that the investment would pay off. At the time I spoke to these potential sellers, similar lots were selling for $7000 - $9000 each. I felt so bad for them...I could feel their disappointment. Another person call who owns real estate in Paupackan Lake Estates askd me if I thought the "gambling coming to the Poconos" would increase the property value of their little lot in PLE. Doubtful, since the "gambling" right now is not in the immediate area - the only gambling around here, thank heavens, is the bingo games and the PA Lottery.

Of course, as Fawn Lake Forest in Pike County and Paupackan Lake Estates in Wayne County grow in popularity, and the lots become scarce as new homes are built, the value of the real estate will increase. I don't think these people, who were counting on a new Atlantic City to double their investment (or whatever the smooth talking sheister told them) will ever see their money back.

Gambling on gambling. The irony.

Lake Wallenpaupack Photos - Views You Will Love

For as long as I can remember, I have loved to take pictures. I remember being so persistent with my mom in the Salvation Army one time, when I was about 8 or 9 - there was an old 35mm camera on the shelf for $2. I wanted it SO badly, and my mom, sensible woman that she was, tried in vain to talk me out of it. Nobody really puts a decent camera in the Salvation Army...but my persistence paid off and she bought it, just so she could go back to looking for new curtains in peace.

The next day she took me to The Trading Post in Hawley (now it's The Trading Post & WhatKnots) and the lady behind the counter - was her name Margie? I know her husband was Harold - put new batteries in the camera for me and loaded the film. I eagerly used up the roll and mom took me back to The Trading Post to send the film out for developing. I had to wait several days! The pain!

Only to discover...the camera didn't work. Gee. Mom tried to warn me...

Anyway, many years and several cameras later, I am totally in love with the digital age, especially as a real estate agent.  How did real estate get anywhere without digital cameras?  I wanted to share some of my favorite Lake Wallenpaupack photos with you. Enjoy!
